Hourly pricing fits uncertain or changing work. A practical planning allowance is $50 to $100 per hour for production and review, with specialist or senior commercial work potentially higher. This is our buyer-budget range, not a published wage statistic or guaranteed service rate.

Set an hour cap, required checkpoints, and approval rules for overruns before work starts. Fixed-project pricing is easier to compare when the documents and deliverables are stable. Providers may quote per trade, per plan set, or for the whole project.

How to use the ranges responsibly

The closest public labor benchmark is the U.S. Bureau of Labor Statistics. Its Occupational Outlook Handbook reports $77,070 per year, or $37.05 per hour, as the May 2024 median wage for cost estimators.

That is employee pay, not a consulting rate. A service fee also has to cover nonbillable time, payroll burden, software, management, quality control, and profit, so the BLS figure is a floor for context rather than a quote. Our planning bands use three inputs: the work product requested, the likely estimator and reviewer hours, and the uncertainty still present in the documents.

They exclude unusual site travel, paid cost databases, permit research, BIM modeling, sealed opinions, and extensive subcontractor solicitation unless the quote says otherwise. Date matters.

Labor, software, and provider capacity change, and a public starting price may apply only to a small scope. Treat this page as an August 2026 screening tool, then request a written quote against the actual drawings and bid instructions.

What moves the quote up or down

Scope is the first driver. One clean drywall package costs less than a full general-contractor estimate covering sitework, structure, envelope, interiors, and building systems. Drawing count is useful, but trade count and detail usually explain effort better than square footage alone.

Pricing depth is the second driver. Quantity takeoff is narrower than a bid estimate with local labor and material rates, equipment, productivity, subcontractor comparisons, alternates, allowances, overhead, profit, and an auditable basis of estimate. Clarify which price sources the provider will use and who owns final bid strategy.

Document quality, revision rights, and turnaround complete the picture. Missing specifications, unlogged addenda, poor scans, accelerated deadlines, or repeated design changes add work.

Define the included revision as correction of the agreed scope, response to one addendum, or a fixed number of hours. Those are different promises.

An apples-to-apples comparison example

Assume a subcontractor needs a detailed takeoff and priced estimate for one trade. Provider A quotes 12 hours at $75 per hour, capped at $900. Provider B quotes $850 fixed.

Provider C offers a $2,400 monthly plan with up to four comparable estimates. The apparent unit costs are $900, $850, and $600. Provider B is cheapest only if scope is equal.

If A includes one addendum and marked drawings while B charges $200 for revisions, A may be the lower complete cost. C reaches $600 only if the contractor actually submits four suitable projects during the month; at two projects, its effective cost is $1,200 each.

Normalize every proposal to the same list: trades, takeoff and pricing depth, source of unit costs, file formats, review level, turnaround, revision allowance, rush fee, and internal review hours. Then compare total expected cost, not the headline fee.

How to request a comparable quote

Send the same current plans, specifications, addenda, bid form, trade boundaries, location, due date, and desired output to each provider. Ask each one to state assumptions, exclusions, turnaround, revision terms, and whether taxes or third-party data charges are additional. For recurring work, separate capacity from capability.
